Selling Your Property Yourself

One question that is often asked is do I need an estate agent, or can I sell my home myself?

Yes this is very possible and here are some tips if considering doing it yourself.

Use A Company That Can Put You On Rightmove and Other Sales Sites

Selling is about marketing. You want people seeing your property online, the more the better. Nearly all agents put their properties on their own websites but also on Rightmove and similar sites. The obvious reason is that most people nowadays view such aggregate sites, rather than going to the individual webpages of all the different agents.

Therefore if selling the property yourself, you do need to be on Rightmove, Primelocation and others. To do this, you will need to use a third party company to put you on such sites. Usually this involves a one off fee (I think I may about £70) and they will then through their company account put your ad up. This is because individuals cannot themselves advertise on Rightmove. These companies will then feed you the enquiries as they come in. Your then contact the people and arrange and do the viewings yourself.

Be Friendly but Professional

When doing the viewings yourself, you will need to be friendly but also professional. Buyers often do not like being shown around by the owners themselves as they cannot say what they really think and feel that they have to be more polite.

Selling

So no doubt you will be enthusiastic as this is your own property but at the same time you need to give buyers some space and professional distance. Otherwise your approach might come across as over enthusiasm or over friendliness which in the buyers minds may translate to mean desperation. Likewise they may feel like they are being given the hard sell which can turn them off. Let the property sell itself within a few professional pointers from you.

Clean and Tidy

It may seem obvious to say, but keep the house clean and tidy. Indeed this is not always the case, as we have been shown around by the home owners themselves in places that were very untidy and certainly not clean. In these Covid times, cleanliness is more important than ever.

Take Good Photos

If doing it yourself, make sure the photos you take are as professional as you can get them. You will be competing against top photos online, so make sure your property does not look poor by comparison just because of amateur photographs.
